today I’m going to do a quick breakdown
of the very first in-person event I
hosted called the cash flow Breakfast
Club yeah at the time this recording
drops it’ll probably be about a week
past the event but I wanted to just get
these thoughts out while they’re fresh
in my head before I get started my name
is Aaron Amin I am your host I my wife
and I built a portfolio of eight cash
flowing rental properties across three
states in three years all while working
full-time and raising three young kids
this show is where we help you build
your own cash flowing rental portfolio
that you can operate in just 20 minutes
a day from anywhere in the

originally came to me when I heard about
it from some other folks in a different
real estate Community than in that host
events in other markets this brand is a
national brand there’s currently about
50 of these across the country and the
host the owner uh and founder onni Casey
he wrote a book called the cash flow
Breakfast Club if you’re watching the
video you can see it up on my shelf here
but he has a vision for how to expand
this free kind of Mastermind style event
out across the country so that we can
make things that normally cost thousands
if not tens of thousands of dollars
accessible to people for free so the the
first event was a lot of fun we put a
lot of work into it I had a co-host
Kristen Robertson she’s a local agent
here in Houston and and we teamed up and
we we originally came up with this idea
back in November and I applied I I
applied to be a local host so I I did
some interviews with Omni we talked
through some of my background and what
kind of qualifies me to to lead an event
like this and we found it to be a really
good fit and so I ended up you know
getting accepted as a host and teaming
up with Kristen to brainstorm you know
where to do the event what’s funny and a
couple things I’ll share is that in the
process of searching for a venue for
this event I actually have
across this the venue where we held it
the Texas real estate investment center
and I when I went into that building I
had no intention or understanding that
this would happen but I met with the
owner and I was really impressed with
what he was building there it’s a
building full of other real estate
professionals so there’s agents property
managers lenders title companies there’s
even other coaches so just a lot of
people that I really wanted to put
myself around my job is fully remote so
what is is that you know we ended up
leasing office space there my wife is in
the process of getting her license she’s
also working you know hard on our own
real estate projects and so we just want
to put ourselves in the building with
other real estate professionals so uh
one nice byproduct to hosting this event
is that I actually got office Bas there
and that allowed me to build a lot of
organic relationships leading up to the
event so as for the event itself I took
a couple notes here I just want to share
with you so you know the goal of course
with any event is to get it to a
critical mass where it makes sense to
keep doing you know our kind of
threshold for for what made sense was
right around that 25 to 30 on a minimum
Mark and we just we just cleared that we
had about 30 people in the room which
all things considered for someone who’s
only lived in Houston for 18 months I I
was very happy with uh it was a really
quality engaged group people had a
diverse range of experience there were a
few beginners there are a few people
that you know had 10 plus years of
experience and so that match and the
fact that there were some people that
could share the perspective a little
further down the road and then some
people that were able to really kind of
come in with with um you know fresh
perspective uh it made for a really cool
mix and the way these meetups work is
that they’re they’re very uh content
first value first so instead of it being
like a cocktail mixer where people you
know walk in maybe they’re you know a
lot of people are introverted whether
they admit it or not and even though I’m
pretty social I don’t always love those
mixer environments where I walk into a
room and it’s unstructured and I don’t
even really know what to do or how to
introduce myself so the format of this
event is we teach several different
topics throughout the session and then
there’s these breakout groups where you
can go and network and uh usually
there’s a topic or or some kind of
discussion that helps guide the
conversations and there’s also kind of
time boxes so when you’re meeting with
people
it kind of pushes pushes you out of your
comfort zone to get to these short
introductions and maybe like kind of
pitching what you’re doing and it allows
you to practice and refine you know kind
of saying what you’re what you’re
working on and what your goals are and
then it gives a little bit of time to
exchange feedback with whoever you’re
talking to but the one of the
interesting traps that I hear about in a
lot of these other events is that
sometimes you get kind of Trapped
talking to someone and it’s not that you
know maybe they’re a nice person but uh
you can get in these conversations that
get sucked into 10 15 minutes and when
you’re only at a 2 or three hour event
that 10 or 15 minutes you know there’s
probably 20 30 other people in the room
that maybe would be a better fit for
kind of what you’re you’re trying to
learn so there are these kind of time
boxes that we put on those um on those
breakouts so that people got to get
around the room and meet with uh
different people The Experience itself
you know so a couple things that I
learned was uh you know three hours is a
pretty long event and while there’s
plenty of content to fill it out we the
pacing was was an interesting lesson for
me so we ended up starting a little bit
late because there was um people were a
little slow to show up which is you know
when I go to events I’m usually like
that too so it ended up compressing the
timeline a bit I had to make some
adjustments on the Fly cut out a couple
mini topics but uh lesson learned for
next time I think I’m going to try and
work in a couple more breaks and just
you know improve the pacing of the event
so it’s a better
experience overall the sentiment was
really good coming out of this I spoke
to a lot of people right after the event
and I’ve spoken to people in the days
since and I asked for honest feedback
right I never want people to just tell
me what I want to hear I would like to
know truthfully and honestly how people
felt about the event and overall uh the
feedback was very positive people
learned even the people that had a lot
of experience learned about a few
different things uh that they hadn’t
heard before some of the topics that we
covered so we did a a little deep dime
on house hacking where uh my co-host
Christen brought in a live deal so
something that’s on the market right now
and we looked through that house and we
penciled out what it would look like if
you were to buy it as a house hack so
house hack being something that you live
in and then you rent out other rooms and
uh so we modeled out what it would look
like to live there and then also what it
would look like after you potentially
move out and turn your unit into a
rental so that was a cool exercise and
we got some good feedback from people
there uh most people had heard of house
hacking but when you actually really sit
down and kind of break down the
advantages it it can be pretty powerful
we did a session on analyzing rehab
deals so estimating rehab costs so
admittedly for me like we’ve only ever
done one flip and we did it out of state
with our partner managing all the
details so we were following her lead in
in many senses and so estimating rehab
costs was a a relatively new skill set
for me so I even learned a ton from that
session Kristen who does a lot of flips
brought in her contractors her team and
they broke down similarly like what do
they look for in pictures of listings
for potential flips and uh how do they
actually estimate those costs so I
thought that was a really powerful
session too uh and then we did a couple
there was a title company that came they
were actually one of our sponsors um and
they presented on just kind of what are
the main uses of a title company what
what is title insurance and what are
some of the different ways that a title
company is actually an integral part of
your team most people don’t think too
much about what title companies do um
but it is actually important and so that
was a really insightful session and then
we also did one on residential Assisted
Living which as anyone who’s listened to
me before knows that’s you know a big
pivot my wife and I have made in the
past uh six months or so is that we’re
now pretty much all in on residential
Assisted Living so I got to present a
section on why residential assist to
living is such a powerful asset class in
you know 2025 and Beyond and that
spurred a lot of great discussion and
was actually the thing that I got asked
the most about after the event played
off so uh all in all that the content
was great it was good sentiment we got
you know our our minimum critical mass
to to make the event worth it and we
hope we built some we created some
building blocks that we can use to move
forward now the trick is you know we
pulled out a lot of the stock in our
personal Network and we promoted very
very actively leading up to the event
and you know the excitement around the
first event is usually the strongest and
then when you start to get into these
consistent monthly events it can be a
challenge to drive turnout so the
challenge I have ahead is um figuring
out how to take this momentum we built
you know solidify the connections with
the folks who came the first time and
make it enticing enough that they want
to come back again and again while still
going out finding a new pool of people
you know a kind of average Benchmark
I’ve heard is that a good retention rate
is about 50 to 60% meaning that the
people that came to the first event end
up coming to the second event because
ultimately life happens I get it even
the events that I like going to I have a
hard time showing up to when they’re on
Zoom so let alone three hours in person
so uh we definitely have a challenge
ahead to keep the numbers where we need
them to be but uh this was a wonderful
first event and it was a really great
feeling I you know this is stuff that I
love doing I appreciate that the event
is free I appreciate that it always will
be free you know I’ll work with the
sponsors and I’ll work with the national
team on the back end to make sure that
we you know can still make it make sense
but um I am fully bought in on the idea
of providing this Mastermind style
networking and workshopping and
education at a at a free cost for those
who want to participate so whether you
live in the Houston area or not uh I
wanted to share these insights because I
believe connecting in person is one of
the more powerful things you can do and
while it’s difficult to do in 20 minutes
a day like the rest of our remote real
estate agenda it does have a a very high
return right it only takes one or two
people that you meet at an inperson
event to really make the difference uh
in your investing Journey so if you are
in Houston we will be doing this on the
third Wednesday of every month at the
Texas real estate investment center uh
it’ll be from 5:45 till about 8:30 or
9:00 p.m. and uh like I said we’re
trying to build this out and make it a
great community and a lot of value for
